The Closed Price reported in the MLS should match the Closed Price reported on the ALTA closing statement. Canopy MLS recommends that the listing agent should note in the “Agent Remarks” about any additional amount credited to the Seller that was not included in the Sales Price (e.g., Ribbon's Appraisal Protection or other similar programs), if permitted, so other brokers and appraisers are aware when considering the listing as a comparable for the purpose of a Comparative Market Analysis or appraisal.
