Don't delete that open house!

We understand.  We really do.  You're working on your listing, you schedule an open house, and you go about your day.  Then your seller contacts you to say something's come up and they'll need to cancel that open house.  So you pop back into the MLS and you see that there is a "Delete" button right there, tempting and easy to use:

 

 

You don't want to use that button, though.  Why?  Well, as odd as it may sound, you don't want to delete that open house because it will actually get deleted - but only from the MLS.  Once it's gone, there's nothing left in the listing to say that it used to be there but has now been removed.  This means that many websites, services, and others who receive listing data from Canopy MLS won't actually know that the open house doesn't exist anymore.  This can result in some websites continuing to advertise the open house long after it has been removed from the MLS.

 

When you are working with open houses, consider taking one of these actions instead:

  • Add a new open house: Use the "More" button at the bottom right of the page to add an additional open house section
  • Cancel your open house: Change the "Status" of the open house from "Active" to "Canceled"
  • Reschedule the open house: Update the open house date, start time, and end time to something that works for you and your seller

 

Changing the open house information in your listing sends a signal to everyone who receives listing data from us that they need to run an update on your listing's open house information.  Taking one of these actions quickly and accurately communicates the change everywhere the open house appears.  

 

There are circumstances where you will need to delete an open house - for example, there is a limit to how many open houses can be saved in any given listing.  If you have hosted many open houses on a listing and several older records are still there, but saved with a status of "Ended", you can safely delete these.  When the open house status was changed by the MLS to "Ended" (when the "End Time" was reached) this was communicated to all data recipients and the open house was automatically removed from their site.  Deleting an open house is mainly to be avoided when the status of that open house is "Active".
