11/26/2025 - A new way to describe the “lower” level of a home is coming to Canopy MLS

The “lower” level of a property listed with Canopy MLS is simply a level of a home that exists beneath the “main” level – however it is often important to know whether this space is above or below grade, something our current options do not easily communicate.

Coming next week, a new field will appear next to the “Lower” level data when entering a listing, where listing agents can select one of three options:

  • Entire Level Above Grade
  • Split-Level Partially Below-Grade
  • Secondary Below-Grade Level

Matrix will automatically update the “Above Grade” and “Below Grade” HLA based on the selection made here, and will update the “Agent Full” to give a visual representation of this space as well:
