IDX vs VOW, what's the difference?

IDX (Internet Data Exchange) is a mutual agreement among brokerages participating in an MLS (in this case Canopy MLS) that permits brokerages to display one another’s listings on their brokerage websites or mobile apps subject to Canopy MLS’s IDX policies. Brokerages have the option to opt out of IDX.  If the brokerage opts out, the brokerage may not display other brokerages’ listings.   Canopy MLS Internet Data Exchange (IDX) Program

VOW (Virtual Office Website) is a brokerage website, or a feature of a brokerage website, through which real estate brokerage services can be provided to consumers. MLS data may be used on VOW subject to Canopy MLS’s VOW policies

  • The Member Participant of the brokerage operating a VOW can provide any listing information available in the MLS through the VOW that a broker or agent could provide in a brick-and-mortar office.
  • The Member Participant of the brokerage must first establish a broker-consumer relationship as defined by state law.

The consumer must register with a username and password and follow the additional guidelines listed in the Canopy MLS VOW Policies.
