Duet homes are units attached to another dwelling, but are sold separately and include the land on which they sit. To reflect their growing popularity, Canopy MLS updated the “Duplex” option to “Duplex/Duet” in the AdditionalSubType field.
Listing Guidelines:
- Residential vs. Multi Unit
- If selling one unit separately → list as Residential
- If selling both units together → list as Residential Multi Unit
- Condo vs. Townhouse
- It’s about ownership, not looks:
- Condo: owner owns the interior only
- Townhouse: owner owns the entire unit and land
- Choose the correct Type based on ownership.

- After selecting “Condo” or “Townhouse” in the Type field, you’ll see “Duplex/Duet” in AdditionalSubTypes.
Not Allowed:
- “Duet” cannot be listed under “Single-Family” because duet homes don’t meet the national standard of a detached, one-unit dwelling.
