In Matrix, you have the ability to do a “History” search in order to search for specific “Change Types” that have happened on listings that fit your search criteria.
In a listing's History in Matrix the “Change Type” tracks when a listing had a status change or price change. “Change Type” options will include Comin Soon, New Listing, Price Increase, Price Decrease, Back On Market, Temp Off Market, Under Contract – No Show, Under Contract – Show, Withdrawn, Closed, Expired, Application Received, and Active.
You can access the “History” search by hovering your mouse over the “Search” button in the toolbar at the top of the Matrix Home page, you will see the option to do a “History” search. Once you’ve clicked on “History”, you’ll then be on the criteria page for the “History” search. Here you’ll be able to set your date or date range, select the “Change Type or Types”, and then fill in the criteria you’d like to search.
The “History” search is good for finding
- When price increases or decreases occurred on listings. The results will also show the exact price change that was made and the timestamp of exactly when the price change occurred (Date and Time).
- Which listings in a specific subdivision went Under Contract Show or No Show within a specific time frame. As the History search looks for a change to have happened, rather than considering the current status of a listing, the results of this search will show listings that have already Closed, or listings where the contract "fell through" and the listing was subsequently returned to Active status or Withdrawn from the market. This would represent the true number of offers accepted in the selected time range, regardless of the outcome of each individual transaction.
