05/14/2026 - Re-Activating vs. Re-Listing: What’s the Difference?

Canopy MLS staff receives many questions from agents trying to figure out how to handle an off-market listing – particularly in reference to Cumulative Days on Market (CDOM) or re-using Coming Soon status.  To clarify:

  • Re-Activating: This means taking a listing from an off-market status, such as Temporary Off Market or Under Contract No-Show, and changing it back to “Active” status.  Existing listings may not return to Coming Soon No-Show status at any time.  Re-activating existing continues both Days on Market (DOM) and CDOM, these numbers do not reset on an existing listing, ever.
     
  • Re-Listing: This means the previous listing is in a permanent off-market status, such as Expired or Withdrawn, and a new listing (with a new MLS number) is being entered.  If the new listing is entered into the MLS within 45 days of the previous listing being taken off market, CDOM will continue from the previous listing to the new listing.  If the new listing is entered into the MLS more than 45 days after the previous listing went off-market, CDOM will reset to 0.  When a new listing is entered, DOM will always reset.
